Reservation

Guests making a reservation must be at least 25 years of age. Guest signing rental agreement must be a tenant of the property and take full responsibility for their guests and their actions during the time of stay.

Your payment information is collected when you submit a reservation request. Once your reservation is booked, your payment method will be charged for the entire amount. Any guest who confirms a reservation at Bee Rock Homestead listing will be responsible for any damages.

Check in/out

Check in Precedure: 

Check in time is at 4:00 p.m. Guests must call management upon arrival to obtain gate entry code. Guest must report any damages or broken items at check in to management in order to not incur damage fees at check out.

Check Out Procedure: 

Check out time is at 10:00 a.m. Extra charges may apply for a late check out. Housekeeping will arrive promptly at 10:00 a.m. If the guest arrives and decides to leave early, the nights not spent are not refunded. 

Housekeeping

Guest(s) must leave the property in the same condition as it was rented, leaving only sheets/towels to be laundered and basic cleaning procedures to be done. Guest(s) are responsible for cleaning dishes and taking out the trash to the proper facilities.

Cancellation

AS A SMALL, PRIVATELY OWNED VACATION RENTAL, CANCELLATIONS AFFECT US GREATLY, THEREFORE ME MUST ENFORCE A STRICT CANCELLATION POLICY. 

Strict: 50% refund up until 1 week prior to arrival, except fees

• Cleaning fees are always refunded if the guest did not check in.

• The Airbnb service fee is non-refundable.

• Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.

• If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.

• A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel (airbnb.com).

• Applicable taxes will be retained and remitted.

Example

For a 50% refund of accommodation fees, cancellation must be made seven full days prior to listing’s local check in time (4:00 p.m.) on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.

• If the guest cancels less than 7 days in advance, the nights not spent are not refunded.

• If the guest arrives and decides to leave early, the nights not spent are not refunded.

• If the guest does not show up to check in, there will be no refunds

Smoking

Absolutely NO SMOKING is permitted inside the home. Please use exterior of home for smoking purposes. Dispose of all cigar & cigarette butts by placing them into the wood burning stove on the deck.

Security & Damage

Visitor compliance

NOISE: We ask that you refrain from loud noise/music after 10:00 p.m.

Functions may not be held at the property. Insurance policy requirements state that guests and their overnight invitees must not exceed the listed occupancy of each property, which is (6) guests.
